Bakery rises to Aire Park opportunity
An independent bakery is serving up further expansion in Leeds with a new deli and community hub at the city’s emerging Aire Park district.
Maughans, which was founded in 1945, has taken 2282sq ft on the ground floor of 3 South Brook Street, overlooking The Tetley and the development’s new eight-acre public park.
Set to open this autumn, the venue will offer pastries, artisan coffee, cakes and freshly made sandwiches throughout the day.
It will also feature a licensed bar and host community-led activities including networking events, guest speaker sessions and local workshops.
Maughans began in Mirfield and now operates multiple locations, including its bakery and store in the town and an existing Leeds site.
Billy Hall, director at Maughans, said: “For over 80 years, Maughans has been proud to serve communities across Yorkshire with freshly baked goods made using the same values we have held since 1945.
“Opening at Aire Park marks an exciting new chapter for us.
“We can’t wait to welcome residents, workers and visitors into our new space, where they will be able to enjoy everything from freshly baked pastries and artisan coffee to handcrafted sandwiches and cakes.
“All made with the quality and care that Maughans is known for.”
Its latest opening forms part of a growing retail line-up at Aire Park, Vastint UK’s 24-acre regeneration of the former Tetley brewery site on Leeds’ South Bank.
South Brook Street will form the development’s commercial district, with its buildings targeting BREEAM ‘Excellent’ certification, EPC A ratings and Platinum WELL accreditation.
Once complete, Aire Park is set to feature more than one million sq ft of commercial space, over 1350 homes and an eight-acre public park.

“I know our tenants, visitors and Vastint UK’s own team are looking forward to Maughans opening and being able to tuck in to a new lunchtime treat.
“Once complete, Aire Park will feature over 800,000 sq ft of Grade-A offices, creating space for over 10,000 workers, all of which will sit alongside an 8-acre public park, and having a diverse mix of food and drink options is key to its success.
“We have exciting plans for other ground floor retail across both South Brook Street and our next building Kellstone, which we believe will provide fantastic additions to Leeds’s already stellar food scene.”
