Work begins on new unit at Heywood business park
Work has started on a new 103,770sq ft logistics unit at a Greater Manchester business park.
Developer and investment manager Chancerygate is delivering Birch 100 at Birch Business Park in Heywood, with Barnfield Construction appointed as main contractor.
Practical completion is expected in summer 2027, with the development targeting BREEAM Excellent and an EPC A rating.
It will also feature solar photovoltaic panels and electric vehicle charging.
Chancerygate acquired the 410,000sq ft, 32-acre business park in July 2025 and has since completed refurbishment work on three units ranging from 11,720sq ft to 30,590sq ft.
Located close to the M66 and M62, the estate’s occupiers include Vodafone, Restore, JOST and Archbold Logistics.
Birch Business Park also sits within the 1600-acre Northern Gateway employment allocation, which is expected to deliver up to 11.5 million sq ft of new employment space across the Bury and Rochdale border.
Mike Walker, head of Chancerygate’s North West office, said: “Starting work on Birch 100 and completing the refurbishments mark an important step for Birch Business Park.
“There is pent-up demand from business for quality, sustainable space in strategic locations across the North West.
“The estate can help satisfy this demand and support businesses serving the North West and beyond.
“We are committed to not only delivering new urban logistics space for the region, but also refurbishing existing stock to ensure occupiers have access to high specification accommodation to meet modern-day business requirements.
“We anticipate significant interest in both these new and refurbished units, so encourage any prospective occupiers to find out more about taking space at Birch Business Park.”
B8 Real Estate and BOX4 Real Estate have been appointed as agents for Birch Business Park, including the new Birch 100 unit.
