Our Rental Gurantee Scheme

It is a minimum 12 month contract that guarantees fixed monthly payments to the Landlord, during which we manage every aspect of the tenancy. We effectively become your tenant.Guaranteed rental payments

If your property is vacant or the tenant fails to pay the rent on time (or at all) you still get paid. You will know exactly what will arrive in your bank account each month for the duration of the contract.

Tenants deal with us

We carefully select tenants, carrying out full checks before anyone moves in. You needn’t be bothered at any time by the tenant, so you won’t be getting any calls in the middle of the night to deal with a burst pipe or broken boiler.

No fees or commissions

There are no charges for setting the contract up, no tenant introduction fees, no commissions, no renewal fees and absolutely no ‘hidden extras’.

Flexibility

We can potentially help with any upfront costs ie EPC, Gas Safety certificates or decoration and other monthly commitments.

We cover damages

Things inevitably do get broken or damaged. In these cases you will still receive the same payment and we will deal with the problem (up to 1.5 months rental value)

Legal costs are covered

Not every tenant plays by the rules. Occasionally there is a need for court action to recover unpaid rent or to evict a tenant. This can be costly and time-consuming. We will meet all the legal costs and you will still receive continuous rental payments during the period of any court action.

Maintenance management

We complete a thorough inventory upfront, listing everything both inside and out including photographs. At regular intervals we will inspect the property to make sure everything is ok.

What happens next?

Fill out the form on the right???? One of our team will contact you to arrange an appointment to value your property and offer a rent proposal. If you agree, we will then look after your property and pay you a fixed sum on the same day each and every month. The contractual agreement will start either as soon as we find a suitable tenant to move in or, at the very latest, 25 days from when the paperwork is signed, we have the keys and the property is ready to move into.
