Office space amenities
When looking for office space to let, there is more to consider than just the size of the space or the location of the facility. Certain office spaces provide a variety of amenities for tenants. There may be some amenities that are non-negotiable for your business, while others may simply be an added bonus. Read through the list of possibilities to determine exactly what you need in contrast to what would just be nice to have.
Parking
In downtown areas, parking can be scarce. Office space that provides a specified parking lot or parking garage is highly desirable. If the property management provides parking, remember to think about how much parking you need. Will it be used solely for employees or for clients and vendors as well?
Meeting rooms
Depending on the nature of your business and how your team functions together, meeting rooms and conference areas may be non-negotiable essentials. Some meeting rooms may be necessary for one-on-one discussions while others might need to seat dozens of associates for a training or seminar.
Reception support
Certain office buildings offer reception support for all the businesses within the structure. Doing so saves each business the cost of hiring their own personnel while still providing someone to greet guests, answer phones and direct foot traffic.
Internet
Most businesses rely in some way on having access to the internet, but not all property managers provide Wi-Fi or broadband as part of the lease agreement. Depending on what your company needs online access for, this could be either beneficial or problematic. Shared Wi-Fi can, at times, create a traffic jam of sorts, making everybody’s browsing experience slower.
Furniture
For new companies, a furnished facility could save some start up costs. At the same time, the furniture available may not meet the needs of your company. As with the internet, this amenity could prove either beneficial or problematic depending on your needs.
Kitchenettes or restaurant
More established companies that are looking to lease as a means of expansion may appreciate added amenities like kitchenettes to allow employees an additional option for lunch or to be able to offer a beverage to clients during a meeting. Additionally, some office space buildings have a restaurant on the premises, which makes business lunches convenient.
Décor
Different property management companies offer different décor for tenants. Some keep it simple by only providing the barest essentials: white walls, fluorescent lighting and industrial carpet. Other management companies provide more trendy décor: colorful accents, paintings, plants or modern furniture. If it is important for your company to present a modern or artistic corporate identity, consider office space that offers a more decorative environment.
Regardless of your business size, your office space needs or your non-negotiable amenities, using a real estate agent or search service will save you a considerable amount of time and energy looking for just the right office.
