Radclyffe Park bucks regional trend with new commercial lettings

Radclyffe Park, in Salford, is going against the North West trend for increasing shop vacancy rates after welcoming three new tenants to the mixed-use development at Trafford Road.

Developer LPC Living has signed up specialist packaging and logistics company Pack & Send, takeaway restaurant Food Station, Avestra Hair & Beauty salon to the new high street at the development in the Ordsall area of the city.

The North West has the highest proportion of vacancy rate in the UK at 17.3%, ahead of the national average of 12.2%, according to the Local Data Company (LDC), however the development is now 70 per cent occupied with only three of the 11 units remaining.

Simon Ashdown, director at LPC Living, said: “We are pleased that the new high street off Trafford Road at Radclyffe Park is bucking this trend and continuing to attract new tenants. We have noticed a significant rise in enquiries over the past month despite statistics showing vacancy rates increasing.

“There is a real feeling of change in the area due to the regeneration of the Ordsall estate. The growing community at Radclyffe Park is benefitting from to its close proximity to MediaCity, and the growing population in the apartments and townhouses on the development.”

The development’s newest signing, Pack & Send, has taken 1,502 sq ft unit. The delivery service operates from a growing network of shops located on high streets across the country.

Deborah Dudley, franchisee at Pack & Send, said: “I’m really excited to be opening my first Pack & Send outlet at Radclyffe Park. It is a great location for this type of shop as it is just next to Salford Quays and is attracting a lot of people who are relocating here. The area is really well developed now and the high street is really starting to come to life.”

Russell McGill, property agent at Tushingham Moore, the agents for Radclyffe Park, said: “We have found that interest in smaller retail units has recently started to increase across the region after a hiatus in activity.

“Attracting the right, quality tenants to Radclyffe Park has historically proved challenging, as large-scale national operators require the certainty of a mature area as opposed to investing in an up and coming location with fantastic future commercial potential.

“We are seeing interest from entrepreneurs and local business people, who recognise the opportunity available here. This trend looks set to increase as more investment is pumped into the area with MediaCityUK on its doorstep, and the continued regeneration of Ordsall and Salford Quays.”

Radclyffe Park is the latest stage in the regeneration of Ordsall, spearheaded by the £150m of private investment by LPC Living over the past five years to deliver major new benefits to local residents.

These include a new primary school, brand new family housing, shopping facilities, new health and community facilities and improvements to open spaces in Ordsall.
