£30m scheme for Team Valley launched

UK Land Estates, the region’s premier industrial and warehouse developer, has unveiled ambitious plans for a £30m scheme on Kingsway, Team Valley Trading Estate, Gateshead, which is capable of accommodating over 850 jobs resulting from businesses operating within the finished development. In addition the construction phase would support nearly 780 direct and indirect jobs. John Seager, director at UKLE, heralds the marketing launch as a ‘landmark in the development of industrial property in the North East’. “The industrial element of the scheme proposed as part of the 10-acre mixed-use development, will deliver the most advanced buildings of their type seen in the region, most appropriate as the site was once the home of a leading engineering company, Huwood. That was the past, today we have a clear vision of the future – this is industrial evolution,” says Mr. Seager. Included within the master-plan are three buildings – the flagship No 1 Team Valley up to 80,000 sq ft including offices and Nos 1 and 2 Kingsway both 30,000 sq ft including high specification two-storey offices designed to offer an unparalleled sense of arrival. Designed by Teesside’s architects, Lister Associates, they fulfil the brief to radically re-think the industrial building. “The site is very prominent at the northern end of Kingsway. Our ambition is to set new levels of industrial space for the region that is likely to appeal as a headquarters for a high- end manufacturer keen on location, image and attracting a skilled workforce,” explains Mr. Seager. Mark Proudlock, partner, industrial agency, Knight Frank, says: “The prominent location, excellent connectivity, and the quality of building design, will ensure this becomes one of the premier addresses in the region.” Keith Stewart, director at joint marketing agency Naylors, adds: “The occupier could well come from the offshore, wind and gas, technology and IT sectors as well as manufacturing and engineering end-users seeking a style of operational building that reflects a significant corporate image with a style, elegance and finish that sets them apart.” Available on a pre-let basis, occupiers have the opportunity to plan their own space within the footprint which combines offices with warehouse/industrial space, 12m high eaves, the ability to install cranage, excellent yard space and parking facilities. The office content will be Grade A standard with architectural features including a glass atrium looking up to first floor level. “This will be space that will reflect the success of the occupier and be an attraction to a skilled workforce. What we are proposing is market leading, innovative and at the forefront of architectural design for industrial and warehouse space,” adds Mr. Seager. ENDS
