£17 million project for 140 new homes in Salford’s Ordsall
Salford-based regeneration developer, LPC Living, has announced plans to create 140 new homes on the site of a former district centre – the latest project in the £100 million transformation of Ordsall.
This project will cost around £17 million pounds and plans to create 89 family homes and 51 one and two bed apartments.
LPC also propose a number of wider benefits including enhanced pedestrian links and public realm improvements to the area outside the Ordsall community café which neighbours the site.
An ‘orchard walk’ is also proposed around the community-led allotment project which was completed earlier this year.
The consultation process takes place ahead of the final proposals being submitted to Salford City Council’s planning committee in the New Year.
The former derelict district centre was demolished in 2013 and a new retail development created at the nearby £50 million mixed-used scheme, Radclyffe Park, which is also home to Ordsall Health Centre.
Working in partnership with Salford City Council as the lead developer, LPC Living has transformed significant brownfield sites across the estate.
Launched in 2006 the Ordsall Development Framework (ODF) was created to bring about transformational change to historically one of the most deprived areas in the UK.
Under the partnership with Salford City Council, LPC Living, which is owned by the Pervaiz Naviede Family Trust, is appointed as the exclusive developer for an area of 180 acres between Salford Quays and Manchester city centre.

“The former district centre is an important site at the heart of the estate and its redevelopment will help further transform Ordsall.”
