Out With The Old, In With The New, For Heritage Business Site
A former stables building in Mansfield has been successfully renovated into a commercial space, which is set to boost the local economy and bring jobs to the area.
The grade-two listed building based in Carr Bank Park, owned by joiner Paul Utting, was formerly the stable block to Carr Bank Manor and has been converted into six commercial units. The units are being marketed by Musson Liggins Chartered Surveyors, who have already let two of the units out to a physiotherapist, Madelaine Smith and Nathan Brothwell’s tea rooms.
It is thought that the development will boost footfall to the area and attract a variety of local businesses that are looking for a new home, the remaining units can be customised to suit a businesses’ requirements and benefits from 14 car parking spaces.
Director of Musson Liggins, David Bladen said: “The space is currently split into six retail units that are available to let, ranging from 399 sq ft to 723 sq ft. We were delighted that Nathan has opened The Tea House Tea Rooms, and that Madelaine has taken one of the first floor areas to open a physiotherapy practice. We are looking to rent the remaining space to businesses that compliment each other and that can work together.
Mr Brothwell, whose tea rooms are already open said: “We have been excited about opening The Tea House Tea Rooms within the building. A lot of blood sweat and tears have gone into our space and now we are open, we have been delighted from the response. We hope that other businesses join us in the building.”
Ms Smith, who is also qualified in acupuncture, will open Physio in the Park at the end of September said: “after 12 years with the NHS I am looking forward to a new and exciting challenge. After having moved into a management role at the NHS, I have decided to set up my own practice to regain patient contact. I fully intend to use Carr Bank Park as part of my day-to-day routine”.
Mr Utting, owner of the property, said: “We extensively renovated the building in 2003 and it has been rented out to a few firms since then. Since our ownership, the property has been vandalised and again refurbished. The remaining units can be customised and all have the benefit of the communal toilet block, 300 year old oak mirrors, and chandeliers in the main entrance that automatically come on when you enter.”
Musson Liggins has worked with Mr Utting for many years and advised him on how to split the property and how much rent to charge. With only four spaces left to rent, the surveyors would like to see businesses moving into the area to support the hotel.
Mr Bladen added: “We can imagine a salon or boutique doing very well, as the adjacent award winning hotel hosts a lot of weddings, so it would be nice to be able to offer afternoon of tea, shopping, and wedding prep. In our opinion the units are perfectly located to benefit from a large number of events held at both the Hotel and Carr Bank Park itself.”
