'Right To Rent Rules Could Lead To Discrimination' Warns Nottingham Property Entrepreneur

New Right to Rent legislation ‘could lead to discrimination from landlords when selecting a suitable tenant’- That was the message delivered to the city’s landlords today, by Ali Baylav, Managing Director at Lace Market based Cavendish Residential.

Following the news that there will be changes to Right to Rent rules from February 1, Ali Baylav presented at an exclusive city seminar held at the RSM office in Nottingham, to explain how the changes will affect landlords.

Ali joined specialist Paragon Lawyer, Mark Lilley-Tams to give practical advice at the free seminar and warned that potential tenants without a Continuous Statutory Excuse for Right to Rent in the UK could have tenancy applications rejected to save landlords needing to complete further checks.

At the event, Ali Baylav said: “I am worried that the new Right to Rent legislation could result in discrimination against tenants that are on a timed visa.

“Two potential tenants who are both ideal, can afford the rent, sign a 12 month lease and don’t smoke or have pets where one tenant has a continuous right as opposed to a timed status, it may lead to the landlord opting to choose their application knowing that subsequent checks will be easier.”

The seminar warned landlords that under the new rules, landlords who fail to check a potential tenant’s ‘Right to Rent’ will face penalties of up to £3,000 per tenant.

The national introduction of Right to Rent is part of the Government’s wider reforms to the Immigration Act 2014 in order to clamp down on people living in the UK illegally.

Ali added: “This event was a fantastic way to help explain the changes to landlords and how it will affect them.
