While this may seem an obvious first step, from listing your property all the way through to viewings it’s important to ensure that your property is clean and tidy. Anyone who has bought a home knows that one of the important selling points is that you can ‘see yourself living there’ – which can be difficult with all of your things lying around! A tidy house is a great indicator to a potential buyer that you have also looked after your home, and they can have peace of mind that they are investing in a property that won’t cause them any troubles down the road. If your house is seen as a bit of a fixer-upper, don’t be surprised when they attempt to haggle down the asking price.

Keep the Décor Neutral If you’ve lived in your home for a long time, it’s understandable that you would want to leave your mark and make it more of a home. What’s important to consider, however, is that any potential buyer doesn’t want to buy your home, they want to buy their new home and they want to leave their mark in their own way. While you may both have the same taste in property, you might have wildly different opinions on interior design! A light, neutral colour scheme is also a great way of creating the illusion of space in a property. Mirrors Any interior designer can tell you that the strategic placement of mirrors is a fantastic way to create the illusion of space. A mirror in the hall or living room provides a great visual layer of depth, and for the cost can be incredibly versatile. If you have a long mirror, consider placing it horizontally across a wall to add an illusion of length, or group smaller mirrors together for an artistic and cheap method.

Storage A family may look to move in to your home due to an increased need for space, or someone may be taking their first steps on the property ladder and needs somewhere for all their clutter. It’s important for a potential buyer to know that you’ve taken steps to incorporate storage into your house to accommodate them as easily as possible on their move. Fitted wardrobes are great if they match the look a buyer is going for, but don’t feel the need to break the bank just to meet their demands. Utilizing spaces above head height, such as in an airing cupboard, for shelving and additional space saving can be hugely practical.

When selling your property, its presentation is as important as the details of the home itself. Like anything else you may sell, be sure to provide a long list of reasons why your home is perfect for your buyer, and why you are the perfect person to buy from!
