6 Queen Street in Leeds’ business district launches into the city's office market
6 Queen Street, the new office development in Leeds city centre, is set to be officially launched to occupiers on Thursday night (September 8th).
Rockspring Property Investment Managers LLP and its development partner Marshall CDP, will highlight the building’s high sustainability credentials, which set a new benchmark for office development in Leeds.
Positioned in the heart of the city’s business district, the BREEAM ‘Excellent’ rated development offers the opportunity to acquire a self-contained building and allows for flexible office space, with floor plates ranging from 4,359 sq ft to 14,047 sq ft.
Set over six floors, totalling a net area of around 71,000 sq ft, the certification means the building, which also features an optimal occupancy ratio of 1:8 sqm, will run efficiently, reducing occupational costs.
The office scheme also offers a secluded walled garden for ground floor tenants and a secure basement parking for 47 cars, 82 cycle spaces and 8 motorbike spaces.
Richard Fraser of Carter Towler and Elizabeth Ridler of Knight Frank are joint letting agents and Lambert Smith Hampton the managing agent.
Rod Mordey, European director at Rockspring, said: “In combination the elements, from the roof terrace, to the optimal occupancy and ‘A’ EPC rating, mean 6 Queen Street is a unique new addition and improvement to the Leeds market.
“We focused on high quality design and delivering an extremely efficient building with strong sustainability credentials, because they are key requisites for occupiers and investors alike.
“We’re looking forward to welcoming new tenants who will benefit from such great features, and last night we were able to give a sneak peak of some of those to our invited guests.”
