Vaux site works to start ‘very shortly’
Work is set to start on the first building on the former Vaux site, Sunderland. ‘Building One’ will deliver 60,000 sq ft across six floors creating 10,000 sq ft floor-plates, a welcome start to the regeneration of this major site to be known as ‘Vaux’.
Announcing this at the ‘Shaping our cities – transforming Sunderland and Newcastle’ Service Network event in Sunderland, Siglion’s chief executive, John Seager said the former Vaux brewery, “was a fantastic site” which would go on to provide the city with a major mixed-use project including 600,000 sq ft of offices at the heart of Sunderland.
Siglion, a joint venture between Sunderland City Council and Carillion with igloo Regeneration providing development, asset and partnership management services, will be developing five major sites across the city.
John Seager said: “There is so much momentum in Sunderland at the minute – the Siglion Vaux development, the first new bridge for 45 years, the new Hilton Hotel and new educational facilities being built in the city centre.
“Gentoo is investing £46 million into home renewal in Sunderland, and the quality of accommodation that will be on offer will attract many more people to live and work in the city. The work that is underway means this is a really exciting time to be in Sunderland,” he added.
In addition to the Vaux site, Siglion is working with local communities to transform five sites including Seaburn, a mixed-use scheme with ‘aspirational housing’ and Chapelgarth, a 112 acres site which will be developed as seven neighbourhoods and as ‘a formula for the future’.
Separately to Siglion’s activities Mr Seager pointed to nearly 20 other capital projects worth £1.2bn which are underway in Sunderland. “There is so much happening in this city,” he said.
Mr. Seager also confirmed that Naylors and Knight Frank has been appointed agents on the office element at Vaux.
Samantha Curtis, senior planning consultant, Cundall, said there are three more phases on Newcastle’s acclaimed Ouseburn regeneration project to start. “The first two phases have been sold. There is a waiting list for housing with Lower Steenberg’s Yard, Spillers Quay and Malmo Quay at the initial concept stage. “This is a hidden gem and an extension to Newcastle’s outstanding Quayside,” she said.
“The projects that Cundall is helping Carillion-igloo to deliver are great examples of regeneration. Carillion-igloo is bringing forward complex brownfield sites, which are littered with constraints, in an area with an established community, yet with little residential uses,” Ms Curtis added.
“The first phase in their framework, ‘The Malings’, has introduced a vibrant sustainable residential community and was crowned the ‘supreme winner’ at the 2016 Housing Design Awards, and Highly Commended by the RICS at the North East Awards in earlier this year.”
