Lexia’s Trinity Square move Lexia UK, the leading research-proven reading skills software supplier, has taken the 4,000 sq ft, top floor, of Spenhill’s Trinity Gate, Gateshead, office scheme, as part of its expansion plan to help grow its business. The move signifies a vote of confidence in Gateshead and Spenhill’s Trinity Square development from a growing success story business. Rob Kay, director, Lexia UK, says the move from Saltwell Business Park, Low Fell, was necessary for growth but also for accessibility by staff who commute from both north and south of the river Tyne. “Transport links attracted us to the location, but the office space itself with its clean, modern and functional feel was what we required,” says Mr Kay adding that Knight Frank and site managers have been very helpful with the move. The letting, through Spenhill’s letting agent, Knight Frank, is the first in the new office building, a landmark in the highly successful Trinity Square mixed-use scheme which has transformed Gateshead Town Centre. The letting is seen as further evidence of Trinity Square’s resurgence. A new, five year, lease has been agreed on confidential terms. Patrick Matheson, partner, office and retail agency, at Knight Frank, says Trinity Gate offers excellent Grade A space with immediate access to the Gateshead Interchange bus and Metro system, a range of town centre amenities and the adjacent Northumbria University halls of residence for 900 students. “The building has a prominent position in central Gateshead and is minutes away from Newcastle’s city centre. Being Grade A space, the specification is first-class and with newly built Grade A space presently not available in Newcastle city centre I can see this first letting re-focusing attention on Trinity Gate,” says Mr Matheson. “The building offers suites from 800 sq ft to 15,000 sq ft off an asking rent of £16 per sq ft.” ends
