Planning is in for a 48-acre logistics site in Sheffield

A planning application for a landmark 838,000 sq ft new logistics space in Sheffield to create new jobs in the region has been submitted.

The planning team at Knight Frank in Sheffield has been working with Peel Logistics Property on its plans for a major distribution, warehouse and industrial park development on the 48-acre site previously occupied by the Outokumpu Group.

Full planning permission, including details of access, appearance, landscaping, layout and scale, is sought for Phase One and outline planning permission, with details of access only, is sought for Phase Two of the development at Shepcote Lane in Sheffield.

Sophie Watkin, head of Knight Frank’s planning team, said: “The masterplan will deliver a high quality and modern flagship industrial and logistics hub within a prominent location along the M1, to be branded as Peel Logistics Park, Sheffield.

“The development [should] stimulate significant local job creation and investment within the Sheffield city region, and could potentially facilitate the expansion of Sheffield’s advanced manufacturing sector.

“The scheme is EIA development, by virtue of its potential environmental impacts, therefore an Environmental Statement has also been submitted alongside the application which contains written information about the proposed development, including the detailed assessment of the environmental effects.”

Knight Frank’s planning team have managed a multidisciplinary team of technical consultants as part of the preparation of the application.

The application is subject to a 16 week determination period, meaning a decision is expected early 2018.

Peel Logistics Property bought the land earlier this year with a view to developing the new flagship logistics park by regenerating a dormant site.

It hopes to attract both national and urban logistics occupiers to the prime, cutting-edge distribution, warehouse and industrial accommodation which will be bespoke to occupiers needs.
