London firm to create ‘cutting-edge’ offices at newly acquired building in Leeds

The developer behind the Concordia Works building in Leeds has acquired another property in the city.

London-based real estate firm Boultbee Brooks snapped up Wellington Park House, located at the junction of Wellington Street and Thirsk Row, in an off-market deal from a private vendor.

The company plans to “radically” refurbish the 23,562 sq ft building and create “cutting-edge office space” for the city’s businesses.

That’s according to Eamon Fox, partner at global property consultancy Knight Frank in Leeds, who advised Boultbee Brooks on the deal.

Eamon said: “This is an extremely exciting development opportunity. Wellington Park House is an historic building in a prime city centre location.

“Developers Boultbee Brooks have already demonstrated their commitment to excellence in Leeds with the stunning refurbishment of Concordia Works in Sovereign Street, which has won a number of prestigious awards.”

He continued: “We have got a pretty blank canvas. Boultbee Brooks have been looking for a suitable development opportunity now Concordia Works has been completed. And this is it. The building will be radically refurbished to provide a solution to the increasing demand for trendy, cutting-edge office space in Leeds.”

Wellington Park House features a 1,675 sq ft retail-leisure unit on its ground floor and six upper storeys of 3,675 sq ft each.

The building dates back to 1881, when it was constructed for Hepworth Tailors. Badly damaged in July 1906 during the Great Fire of Leeds, it was completely rebuilt and continued to be occupied by Hepworths, which later became fashion retailer Next, until the 1920s.

Paul Fox of Leeds-based surveyors Fox Lloyd Jones advised the vendor on the deal.

Paul commented: “The vendor had a specific need for an early and confidential sale and the purchaser acted swiftly and expertly, completing the deal within four weeks of first contact.

“We felt the purchaser’s aspirations of quality for the building were in line with my client’s wishes to sympathetically renovate and reinvent a building they had owned for many years.”
