Taylor&Emmet secures new home for haus
Commercial property experts at Sheffield solicitors, Taylor&Emmet LLP, have helped local estate agency, haus, obtain new premises in which it can expand.
haus is moving to new offices at West Bar House, in the West Bar area of Sheffield, after lease negotiations were successfully completed by Taylor&Emmet.
Based close to the city centre and the desirable Kelham Island district, the move marks a significant increase in floor space for haus, who currently operate from Hawk Works on Mary Street.
Taylor&Emmet’s commercial property specialist, Richard Whiteley, carried out due diligence and negotiated the terms of haus’ deal with the landlord of the new build property. This included implementing a fitout agreement and securing permission for the tenant to install air conditioning units in areas of the building over which it had no rights.
Ian Appleyard, a director at haus, said: “Having worked closely with Taylor&Emmet’s residential conveyancing team for a number of years, it was a pleasure to meet Richard, who has been professional and helpful throughout our transaction. I have every confidence that he safeguarded our best interests skilfully and we have benefited from his sound advice.”
Negotiations on the 999-year lease took six months to conclude and haus has now instructed Sheffield commercial interior design and fit-out specialist OVO Spaces to prepare the new premises for occupation.
OVO Spaces’ creative design manager, Sophie Kendall, explained: “The haus team had really outgrown their current premises and this move gives us the chance to create an exciting new working space for them. The company wanted its brand reflected in the new design, so we have kept it very focused, whilst invoking a more residential and relaxed feel that might even be described as quirky.”
Richard Whiteley added: “West Bar House will be the ideal venue for haus to build on its expansion and development plans. It is a modern, ambitious estate agency, with an excellent reputation in Sheffield and I was pleased to be able to help the directors overcome the legal issues we encountered. I have no doubt they have made an excellent investment in the firm’s future.”
