Downing completes first phase of Grade A rollout as Bond Turner snaps up landmark Liverpool suite

Developer and property manager Downing has marked a key milestone in its plans to bring over 26,000 sq ft of Grade A space to Liverpool’s commercial district as Bond Turner signs up for first suite at No.1 Old Hall Street.

The leading North West legal firm has taken the upper ground floor suite at the landmark building directly opposite Moorfields Station following an extensive internal and external refurbishment of the 5,104 sq ft space to bring it to Grade A standard.

Works have included the installation of full height windows overlooking Old Hall Street, a statement entrance, and access to a new reception area complete with showers, breakout areas, and meeting spaces.

The law firm’s new office is the first at the building to undergo the transformation into a Grade A suite and Downing is now nearing completion on a second 10,100 sq ft Grade A suite on the building’s 5th floor which has superb natural light and views across the business district.

The refurbishment is set to continue in phases, ultimately creating 26,000 sq ft of new Grade A workspace in the centre of the business district. The new suites benefit from a secure 24-hour access car park and an on-site management team and are complemented by Downing’s existing flexi-suite offering in the building.

The move follows a sustained period of growth for Bond Turner, with the firm continuing to expand and adding the new office of No1 Old Hall Street to its already substantial Liverpool presence.

John Clegg, head of property management at Downing, said: “We’re so pleased the Bond Turner team have decided to make No.1 Old Hall Street their new home. Downing has worked closely with our expert partners to upgrade and transform our upper ground floor to create an outstanding, open-plan space of the best possible quality with floor to ceiling windows and fantastic frontage onto Old Hall Street.

“We have invested in future-proofing the building including upgrading the power supply to ensure our spaces are equipped to respond to the business requirements of the future. Due to the Covid-19 crisis, we have also adapted all of our buildings to ensure they are in line with Public Health England guidance and emerging industry wide safe working practices.

“Bond Turner’s arrival marks the successful culmination of the first phase of our wider plans to develop more Grade A office space in the heart of Liverpool’s commercial district and we look forward to continuing this.”

Dawn O’Brien at Bond Turner said: ““The move marks another milestone in our growth plan. The facilities at No 1 Old Hall St have helped us to attract a team of exceptional litigators and increase capacity to deliver fantastic results for our clients. The location is ideal with the transport links literally on our door step and the facilities are perfect for our people. We believe that the working environment is a pivotal part of business success and it is important that our people are working in a space that is an enjoyable place to be.”
