Yorkshire specialist developers join forces for £7m housing and care home project

Two specialist Yorkshire developers have revealed plans for a £7m new residential home and 14 houses in an expanding East Yorkshire market town.

LNT Care Developments of Leeds and Beverley based Lovel Developments have submitted two applications covering the project on a 1.37-acre site in Market Weighton which is earmarked for development.

Lovel has already delivered a scheme to provide 49 new homes and a new health centre which opened in 2014 next to the site of the proposed development.

The proposed development will provide a two-storey, 66-bed care home offering residential and dementia care to the west of the medical centre in Medforth Street. Once operational the £7m home is expected to create up to 60 jobs with facilities including a cinema, hair salon, tea room, and various lounges and dining options.

The 14 houses will be a mix of two and three-bedroom plus two single bedroom apartments. The development is planned as a sustainable urban extension to Market Weighton.

Jo Kemp, senior planning manager at LNT, said: “Our travel plan draws on the experience we have built up from our many care home projects around the country and has been adapted to suit this specific location.

“As part of our commitment to sustainability the care home will also benefit from both solar photovoltaic panels and a ground source heat pump, meaning that over 60 per cent of the home’s energy will come from renewable sources.

Philip Lovel, managing director of Lovel Developments, said: “Our previous project brought improvements to Market Weighton with a modern health centre and 49 good quality homes.

“We intend to take a similar approach to this development, keeping construction traffic away from residential areas and supporting the expansion of the community by delivering more good quality housing and a care home built and operated to the highest standards.”
