“Vibrant” Southeast London student scheme sold to £158bn investment manager
Vita Group, the development and operating platform “creating tomorrow’s urban living”, has sold Vita Student Lewisham Exchange to AXA IM Alts, a global operator in alternative investments with €184bn (approx. £158bn) of assets under management.
Officially opened at the start of the 21/22 academic year, Vita Student Lewisham Exchange totals 758 beds in a “prime location” next to Lewisham train station.
The building is targeting a BREEAM Excellent certification and is EPC rated A and has been delivered to Vita Student’s premium brand standard including a “vibrant” hub, gym, private dining rooms and study spaces.
Vita Group’s award-winning operating platform, Vita Student will continue to run the building to its “high brand standard” on behalf of AXA IM Alts, ensuring no change in service for its residents.

The deal will enable Vita Group to continue to develop its platform, with new brands launching and a “robust” pipeline of projects outlined for the next five years.
In 2022 the business launched three new Vita Student residences including its first in Barcelona, Warwick and Cardiff. Vita Group’s development pipeline now stands at over £2bn with over 10,000 beds in the making.
Max Bielby, chief operating officer of Vita Group, commented: “We’re excited to establish a relationship with AXA IM Alts, agreeing the sale of our flagship Vita Student London residence.
“In securing this deal, it provides the business with the capital and the confidence to continue to develop the Vita Group platform, with an ever-increasing future pipeline of projects.”
