Exclusive new mixed-use scheme in London’s Marylebone completes

Work has completed on Marylebone Square, an exclusive new destination in the heart of London’s historic Marylebone neighbourhood, delivered by Concord London.

This mixed-use development comprises 54 luxury and 25 affordable apartments, in addition to over 53,000 sq ft of high-quality retail and wellness space, including a curated mix of boutiques, restaurants, a new community hall, health club, and a healthcare facility.

HDR, the international engineering consultancy for the built environment, was appointed by Concord London to provide comprehensive Building Engineering Services, including the delivery of mechanical, electrical, and public health, energy and sustainability, vertical transportation, information technology and audio-visual consultancy.

A key design element of Marylebone Square is its striking five-storey courtyard beneath a glass canopy, serving as the centrepiece. HDR, through early engagement with the architect, shaped this feature by proposing a bespoke airflow system to maintain fresh air circulation to both the courtyard and the apartments.

The unique courtyard environment provided HDR with the opportunity to proactively develop smart engineering design and, through extensive coordination with the architect, structural engineer, and contractor, enabled several services to run below the bespoke elevated walkways, simultaneously maximising the flow of natural light while servicing the various spaces with water, electricity, heating, and cooling.

In alignment with industry-wide efforts to achieve net zero carbon emissions, HDR collaborated with Concord London on a range of sustainability elements.

The roofscape surrounding the courtyard benefits from an extensive bio-roof housing 150 solar photovoltaic panels; the building uses grey water recycling as a water conservation measure; and, at basement level, the parking facilities can provide over 160 electric vehicle charging stations, including 100 available to the public.

The project is designed to achieve a BREEAM rating of Excellent, which puts the development in the top 10 per cent of newly designed buildings across the UK. Marylebone Square is also designed to achieve Code for Sustainable Homes (CfSH) Level 4.

To further enrich the area and give back to the community, the development includes a new double-height space, Marylebone Hall, specifically designed and developed to provide an indoor-outdoor environment that can be used all year round as a community social hub.
