Plasdŵr plans progress with £55 million homes partnership

A partnership between Edenstone Group and Pobl Group has secured land in Cardiff’s Plasdŵr development, marking the latest phase of the city’s ambitious garden city project.

The collaboration will see plans advanced for 181 new homes on Parcel 2C of Plasdŵr, a £2 billion “transformative development” that aims to deliver 7,000 homes across 900 acres.

Located in Radyr and bordering Fairwater, Pentrebane and St Fagans, Plasdŵr has been designated as a key site for Cardiff’s economic growth.

The scheme will include 127 private market homes and 54 affordable homes, catering to a mix of rental and low-cost ownership needs. Subject to planning approval, work could begin within a year.

Edenstone, one of Wales’ largest residential developers, brings expertise in mixed-tenure projects that emphasise placemaking and sustainability. Based in Magor, the company is actively delivering housing across South Wales and the West of England, with six new sites planned over the next year.

Glyn Mabey, Edenstone Group chief executive, said: “With new house building supply currently being at near record lows in Wales, we are increasingly looking to more innovative ways to boost our housebuilding activities.

“Our partnership with Pobl is an example of this. We both have a common vision to deliver high quality homes for all, with a clear emphasis on enhancing lives and wellbeing.

“That commitment to improving communities, providing homes where people can thrive and flourish, forms the cornerstone of our plans for new homes at Plasdŵr.

“It’s an exciting opportunity and marks a new chapter for both parties. The partnership between Edenstone and Pobl creates a very competitive land buying arrangement, allowing us to compete in areas that would otherwise be unattainable.”

Meanwhile, Pobl Group, Wales’ largest registered social landlord managing 24,000 homes, aims to build more than 4,500 new properties by 2030.

Scott Sanders, chief executive officer of Pobl Group, added: “Pobl’s partnership with Edenstone is an exciting opportunity to deliver much-needed affordable homes in an area where there is significant demand.

“At Plasdŵr, as part of Cardiff’s growing Garden City, we’re not just building houses; we’re creating a thriving, sustainable community with a mix of tenures that will meet the diverse needs of residents.
