
Pelton scheme to deliver ‘much-needed’ homes
A £25 million affordable housing development is progressing in Pelton, County Durham, bringing 104 energy-efficient homes to the area.
Karbon Homes and Esh Construction are delivering the scheme on the former Roseberry Sports Community College site, offering a mix of rent-to-buy and affordable rent properties, including apartments, bungalows and family homes.
Bosses say the majority of homes will be built using timber frames, with the houses and bungalows featuring air source heat pumps and electric vehicle charging points.
Work on the 31-unit apartment complex has also begun, and is expected to be finalised in late 2026.
Lumsden & Carroll, Esh’s housing infrastructure division, has completed groundworks, with timber frame installation set to begin in spring.
Mark Binns, Esh’s operations director, said: “We are pleased to see significant progress on the build phase of this much-needed development in the region, while further strengthening our valued partnership with Karbon Homes.
“This scheme builds on our successful collaboration and shared commitment to providing high-quality affordable homes.”
The development is part-funded through Karbon’s £165 million partnership with Homes England, which aims to build 2200 “much-needed affordable homes” across the North East and Yorkshire by 2028.
Foster Innes, Karbon Homes' head of construction, added: “This is an exciting development for the area, with a mix of family homes, bungalows and apartments for over-50s that will play a big role in transforming a site that has stood empty for more than ten years.
“We have a strong track record of working with Esh, having worked together to deliver good quality, affordable homes elsewhere across the region, and we look forward to seeing the first phase of these new homes progress over the coming months.”
