Work begins on Byker housing scheme
A new social housing development is taking shape on Newcastle’s Byker estate, bringing 24 “much-needed new affordable homes” to the community.
Led by Karbon Homes, the project on Bolam Street will deliver a mix of bungalows, houses and Tyneside flats, all powered by air source heat pumps.
Designed by Newcastle architect IDPartnership, the homes will also feature private gardens and off-street parking, with completion set for January 2026.
The development marks a key milestone for Karbon, which owns and manages the 1800-home Byker estate and which pledged to expand housing options after taking ownership of the estate in 2021.
Michelle Bell, assistant director of the Byker community for Karbon Homes, said: “Bringing much-needed new affordable homes to the estate is something our customers have told us is important to them, so it’s fantastic to see the new homes at Bolam Street making such good progress.
“The development has been designed to provide housing for residents of all ages, from apartments and family homes to level-access bungalows, a type of housing that’s highly sought by residents who require level access accommodation and want to remain living in the area.”
Supported by Homes England funding, which has provided Karbon with £165 million to deliver 2200 affordable homes across the North East and Yorkshire from 2021-2028, Michelle added it is the first of four planned sites for affordable housing in Byker.
