Flying start for £12 million Kestrel Park
A South Yorkshire commercial developer has begun work on a new industrial site.
Barnsley-based Carnell Management Services (CMS) has broken ground on Kestrel Park, a £12 million speculative development set to deliver over 77,000sq ft of high-quality industrial space across seven units.
Backed by Barnsley Council’s Property Investment Fund and £3 million from the South Yorkshire Jessica Fund, which is managed by CBRE on behalf of the South Yorkshire Mayoral Combined Authority, the site, just off Junction 36 of the M1, sits within the South Yorkshire Investment Zone.
Due for completion in early 2026, bosses say the units are designed to high sustainability standards and could create up to 185 jobs.
Martyn Carnell, managing director of CMS, said: “Our latest development, Kestrel Park, reinforces our commitment to investing in our local area and follows other successful projects such as the Nexus industrial park at Capitol Park, Junction 37, which we completed in 2019.
“As always, we’re focused on strong ESG credentials for our sustainable developments and aim to deliver high-spec industrial and trade units suitable for a wide range of small businesses.
“Our collaborative partnership and shared vision with Barnsley Council have been key to the successful planning and implementation of this development, which delivers another dynamic scheme to the local economy.”

The site is being marketed for CMS by joint letting agents Knight Frank and Smiths Chartered Surveyors.
