Karbon reveals supported housing plans

A new housing project in County Durham is set to deliver “much-needed” homes for residents needing extra care and support.

Newcastle-headquartered Karbon Homes has submitted plans for 211 supported apartments at the centre of Seaham Garden Village, part of its 750-home affordable housing development within the 78-hectare site.

Proposals include a 118-unit extra care scheme and two apartment blocks for over-55s. 

The four-storey development will feature landscaped courtyards, communal lounges, a café, hair salon, treatment rooms and a rooftop terrace with sea views, with eighteen apartments designed for dementia care and three for bariatric residents.

All homes will connect to Seaham Garden Village’s low-carbon mine water heating network – a partnership between Durham County Council, the Mining Remediation Authority and Karbon Homes, delivered by Vital Energi.

Sarah Robson, executive director of development and asset management at Karbon Homes, said: “This is an exciting next step in our development of new affordable homes at Seaham Garden Village, bringing a selection of high-quality apartments that empower people with varying levels of care and support needs to live life to the full. 

“Paired with existing phases of family homes and flats, this phase shows our commitment to building a mixed community and ensuring Seaham Garden Village offers something for everyone.” 

This represents the fourth phase of Karbon’s development, with Esh Construction leading the work as part of the wider 1500-home masterplan, which also includes a school, health and wellbeing hub and commercial centre.

The delivery of Seaham Garden Village is also supported by funding from Homes England through Karbon’s Strategic Partnership, while 750 additional homes are being built for outright sale by Taylor Wimpey and Miller Homes.

“The submission of plans for the extra care and over-55s apartments marks a significant milestone in the wider scheme.

“It’s an important step towards delivering more supported housing within communities, through inclusive developments that support inter-generational living.”
