Bradley Hall introduces pre-sale survey

A North East property agency is introducing a new way to reduce failed home sales.

Bradley Hall’s Gosforth office has launched a residential service designed to help sellers identify potential issues before their property goes on the market. 

The Seller Insight Survey is a pre-listing assessment carried out by a chartered building surveyor, highlighting structural concerns or factors that could otherwise derail a sale later in the process.

The move comes as around one in three property transactions fall through nationally, often due to issues uncovered during a building survey that can lead to renegotiations or buyers walking away. 

By addressing these risks earlier, the service aims to improve transparency, reduce delays and increase the likelihood of a successful completion.

The survey has been developed and will be led by Alastair Adams, director of Bradley Hall Gosforth and a chartered residential building surveyor.

Initially available exclusively through the Gosforth High Street office, it forms part of the firm’s standard marketing package, with no additional cost to sellers.

Alastair said: “Our new service will allow sellers who choose Bradley Hall to understand any potential issues that may hold up the sale of their home further down the line, reducing the risk of a property transaction falling through.

“All Seller Insight Surveys will be carried out by me, a chartered building surveyor, and will provide a clear, visual assessment of the property prior to marketing. 

“The survey identifies issues that could arise during a buyer’s survey, allowing sellers to address concerns early and present their home with confidence.

“In most property transactions, buyers will appoint a building surveyor to carry out a building survey before they purchase a property, which sometimes brings up issues that the seller wasn’t aware of. 

“The sale falls through, leaving the seller to return to square one, potentially missing out on their onward purchase and costing them time and money.

“When you list with Bradley Hall, you don’t just get an estate agent, you gain direct access to a chartered building surveyor throughout the entire sale process. 

“This provides buyers and sellers with informed, professional guidance on any issues that arise, including potential costs, remedial works and solutions.
