New warehouse adds capacity at Team Valley
One of the North East’s busiest business estates has added a new industrial unit as part of ongoing investment.
UK Land Estates has completed work on Centralway 65, a 65,000sq ft warehousing unit at Team Valley Trading Estate in Gateshead, marking a significant addition to the estate’s industrial and logistics offer.
Finished in early December, the multi-million-pound speculative build sits at the heart of Team Valley, close to the recently refurbished St George’s House.
The development has been designed to meet demand from the warehousing and distribution sectors and represents the largest single speculative industrial unit delivered at Team Valley in recent years.
Construction was overseen by Tri Construction, acting as principal contractor.

“The new warehousing unit is another milestone project and delivers a facility that is ideally suited for modern business, with excellent access, energy efficiency standards and space for employees – this, all in the centre of the region’s best business park and a stone’s throw from its main arterial road.”
UK Land Estates has invested more than £6.5 million into Centralway 65 as part of a broader programme to enhance the estate, which is home to around 20,000 workers.
The building provides modern, flexible industrial space and exceeds current industry standards, offering generous parking and loading facilities alongside ten-metre eaves height.
Sustainability has been built into the scheme, with features including a photovoltaic array generating 74kWp and an EPC A+ rating, supporting lower energy use and improved operational efficiency for future occupiers.
The completion of Centralway 65 forms part of a wider investment drive by UK Land Estates, which also includes ongoing works at Kingsway North within Team Valley.
Looking ahead, the company plans to invest more than £35 million over the next two years to deliver more than 270,000sq ft of new Grade A industrial and warehousing space across the North East, from Northumberland through to Tees Valley.
